  • Rough-in: wiring runs, boxes, and panel installation before drywall. Inspections happen here. Any rework means opening walls that are supposed to close soon.

  • Trim-out: fixtures, switches, outlets, and final testing. This is the phase homeowners actually see.

Signs a panel is already too small

For remodels or additions on existing homes, these are the signals worth flagging to a builder or electrician:

  • Breakers trip when running a microwave and a space heater at the same time.

  • Lights flicker when the AC or well pump kicks on.

  • The panel is rated 100 amps and the home has central air, an electric water heater, and a garage full of tools.

Any of these point to a panel that's maxed out. On new construction, the fix is simple: size the panel for the home's real electrical load, not just the minimum code requirement.

Planning for generators and EV chargers before drywall goes up

More North Idaho homeowners are asking about backup power, especially after a winter storm knocks out the grid for a few days. If there's any chance the homeowner wants a whole-home generator down the road, it's worth roughing in the transfer switch and generator inlet during construction. Retrofitting a generator inlet, interlock, and transfer switch on a finished home runs from several hundred dollars to a couple thousand, depending on how far the generator pad sits from the panel, whether walls are open or finished, and the amp rating of the service. Doing this during rough-in, while walls are still open, cuts that cost substantially because the hardest part, running wire through finished walls, isn't a factor yet.

The same logic applies to EV charger circuits. Running a 240-volt line to the garage during rough-in costs a fraction of what it costs to add later. If a homeowner isn't ready to buy an EV or generator yet, at minimum leave a labeled, capped circuit in the panel so the work is easy to finish later.

What drives the final cost on a new build

Every project is different, but the same handful of factors move the price:

  • Distance from the panel to the service point and to major loads like the kitchen or shop.

  • Amp rating of the main service.

  • Number of circuits and fixtures specified.

  • Permit and inspection requirements, which vary slightly between Bonner and Kootenai counties.

  • Site access, especially for cabins and second homes on remote lots where trenching or overhead runs take extra time.
